Pricing
How we price a job — and why we won't quote off a photo.
Every remodel has different bones behind the drywall. Instead of publishing numbers that fall apart on site, here's exactly how our bids get built so you know what you're signing.
The bid process
Project intake
You send the scope, city and timeline through the request form. We'll tell you quickly whether it's work we take on.
On-site walkthrough
We look at the actual conditions — framing, access, age of systems — because that's where cost hides.
Written scope & bid
You get a written scope with what's included and what's excluded, priced as one complete project total.
Build & updates
Permits pulled, trades scheduled, and any change priced in writing before the work happens.
What's included in a bid
- One complete project price covering everything in the written scope
- Permit coordination and inspection scheduling
- Subcontractor management and sequencing
- Site protection and debris removal
- A clear scope you can line up against other bids
What moves the number
- Structural surprises found during demolition
- Layout changes that move plumbing or load paths
- Finish selections above what the scope accounts for
- Permit and plan requirements for additions and ADUs
- Access, occupancy and phasing constraints
Comparing contractor bids
The California Contractors State License Board recommends getting at least three written bids, and warns that an unusually low bid often means work was left out of the scope rather than money saved. Ask every bidder for their license number, their bond and insurance status, and a written scope you can line up side by side.
